The Construction Process

1. Origination

• Customer states upcoming expansion or new location need
• Discuss desired acreage, demographics and location
• Discuss building footprint, use, specs, and materials

2. Land Sourcing

• Leverage extensive network to find on and off market properties
• Environmental and municipal considerations
• Complete property underwriting

3. Feasibility and Due Diligence

• Complete geotechnical report, survey, phase 1, and site analysis
• Detail zoning restrictions and feasible conceptual designs
• Review easements, covenants, access and traffic patterns

4. Tenant Design

• Source and develop conceptual site plan, floor plan, and elevations
• Work closely with Customer to modify or adjust desired design
• Begin weekly meeting with Architect, Customer, and Contractor
• Develop budget, schedule, and scope
• Finalize construction drawings

5. Construction

• Continue weekly OAC meeting with Customer
• Weekly update on 2 week outlook, photos, and schedule
• Onsite camera installed for everyone to view the project
• Special inspections conducted during each phase of construction
• Scheduled punch list walk through and completion within 30 days

6. Construction Close Out

• Customer receives closeout package
• Contains manuals and product data, warranties, as built drawings, copies of all governmental authority approvals
• Complete before and after drone photos of project, and time-lapse of build

7. Delivery to Operations

• Introduce Customer to operation team.
• Contractor’s maintenance division will handle property related maintenance that comes up
• Asset Management team involved in both the construction and property operations
